- Educational home buying consult, giving you the tools to make informed buying decisions

- Send you homes that match your criteria the minute they hit the market

- Access to homes listed on the MLS, new builds, and for sale by owners

- Convenient viewing times that suit your schedule

- Always available to answer your questions with access to the whole team, not just the agent you're working with

- Manage the necessary paperwork and negotiate the best price and terms for you

- Pick up and deliver your deposit cheques to the trust brokerage

- Provide a preferred vendor list of other industry professionals (lawyers, home inspectors, contractors, etc.)

- Attend the property inspection with you or on your behalf

- Property walkthrough prior to possession (if permitted)

- Meet you at the property on possession day for final walkthrough and key release

- Continued assistance after closing day, if needed

THE PROCESS

Get Pre-approved

Select a licensed mortgage broker and get pre-approved before your search. Knowing your budget is crucial for narrowing down options and addressing any unexpected details upfront to avoid missing out on your ideal home.

View Homes & Negotiate Offer

Share your "must-haves" with your Realtor® to find suitable homes. Schedule a time to start shopping. When you're ready to write an offer, discuss the terms with your Realtor®. Ensure you consider material latent defects, unattached goods, RPR, and other concerns. Your Realtor® will present and negotiate the offer on your behalf.

Condition Removal & Lawyer

When you're ready, remove the conditions. The home is now sold! Chose a lawyer to represent you and schedule a time to sign the closing paperwork. The real estate offices will convey all necessary paperwork to your lawyer's office.

Choose a Realtor®

Your licensed Realtor® negotiates the best terms and price for your purchase, representing your interests. Have your own Realtor® to advocate for you, as the seller's agent represents their interests.

Conditional Phase

Your purchase agreement may have conditions to fulfill. For an inspection condition, hire a licensed property inspector and discuss findings with them and your Realtor®. For a financing condition, submit the contract to your mortgage broker for approval. Plan to meet any additional offer conditions.

Key Release

Final funds will likely be sent and keys released by noon or early afternoon on closing day. Arrange to meet your Realtor® at the property and do a walk through of the home. Receive your keys and start moving in!
